FARGO – A large hotel and convention center is planned to be built near the new Sanford Medical Center under construction.

Sanford Health has an agreement with TMI Hospitality to build the complex adjacent to the $494 million medical center under construction near Veterans Boulevard and Interstate 94, executives of both organizations told The Forum on Tuesday.

The project remains in the early planning stages, but likely will have 160 to 180 rooms, convention and meeting room space, one or two restaurants, and office space, said Rick Larson, president of TMI, which is based in Fargo and has 180 hotels around the country.

“It’s in the conceptual planning stages,” Larson said. “There’s nothing concrete at this point.”

The hotel will include extended stay and select service rooms, Larson said.

“It would be one of the larger hotels in Fargo,” he added.

The location, about 400 yards west of the new medical center, will offer convenience for patients and families getting treatments at the complex, say Larson and Kelby Krabbenhoft, Sanford’s chief executive officer.

“We think it’s a great location for the future,” Larson said. “We’re excited to work with Sanford to put something together.”

Plans call for a shuttle service to transport hotel guests, patients and visitors back and forth between the medical center and nearby hotel complex.

A landscaped retention pond will be located between the medical center and hospitality complex, adding an aesthetic touch, Krabbenhoft said.

“You get that sense of almost a lake out there,” he said.

The 11-story medical center is slated to open in late 2016 or early 2017. Later, after perhaps five or 10 years, a second phase will expand the center, and a walkway eventually will link the medical and hospitality complexes.

TMI wants to begin construction on the hotel-convention center in 2015. Details for the project will be finished next spring.

“We don’t really know what the price range is,” Larson said of the project’s price tag. “It would be a very top-of-the-line facility for Fargo. It’s going to be big. By big, I mean well-done.”

Other hotels are under construction or planned for the area, including a new hotel and convention center in West Fargo.

Ground was broken in June for a Cambria Suites Hotel and Convention Center near the intersection of I-94 and Ninth Street East in West Fargo. The hotel will have 103 suites and 15,000 square feet of convention space, according to KAJ Hospitality.

TMI Hospitality, which already operates three hotels in Fargo, also has built or is building two hotels in Sioux Falls, S.D., near Sanford Health locations.

In Fargo, TMI operates the Residence Inn by Marriott, Comfort Suites by Choice and Fairfield Inn & Suites.

In Sioux Falls, TMI built a Fairfield Inn & Suites near Sanford’s Pentagon sports complex, and is building a Home 2 by Hilton near the Sanford Medical Center near downtown.
