There's a new place to land in downtown Fargo for urban living enthusiasts

The Landing at 1001 NP is Kilbourne Group's latest addition to the old city center, offering 154 apartments and townhomes - and plenty of room for a restaurant.

FARGO - A block once anchored by an aging bar and a realty office is now a landing place for a couple hundred people to call home.

The Landing at 1001 NP, a new four-story apartment and townhome complex on the west edge of Fargo’s downtown, is now open.

Construction on Phase I of the $30 million complex is completed and Phase II is just a couple of weeks from wrapping up.

The 154 living units - mostly studio, and one- to three-bedroom apartments, plus a few townhomes - brings to more than 360 the number of housing spots that developer Kilbourne Group has opened in the original city center this year alone.

Two other Kilbourne Group mixed-use apartment complexes, The Mercantile (405 Broadway N.) and the Kesler (624 2nd Ave. N.), started moving in tenants April 1 and July 1, respectively.


“It’s cool to see the momentum,” in remaking downtown, Keith Leier, vice president of development and construction, said Thursday, Sept. 1.

All of The Landing’s living spaces boast floor-to-ceiling windows, “which is a game changer,” said Jamie Hager, vice president of Centric Management, and the day’s tour guide.

“Everybody’s got that great, natural sunlight coming in,” Hager said.

Each apartment and townhome has smart home features that let you use your smartphone as a key, and allow owners and building managers to monitor heat and air conditioning systems, and ensure plumbing leaks are caught quickly.

“It’s peace of mind” for residents when they’re away from home, Hager said.

Work on the block-long complex began in 2020. The building has 151 indoor parking spaces (and more parking in the lot outside), a ButterflyMX system for keyless and secure package dropoff, dog wash and dog relief areas, bike storage, high-speed internet, and a fitness room with free weights, medicine balls and workout machines hooked to the internet. All of the units have washers and dryers.

The Landing has a second floor common use social room that opens to an outdoor patio with grills, a big counter for food prep and eating, and a view to the downtown core to the east and north.

On the first floor, a 5,000-square-foot shell space at the corner of 10th Street and NP Avenue waits for a restaurant tenant.


The Landing also has ground floor units, townhomes and apartments, with entrances directly to the outside on the north and south sides.

“It’s a lot more private experience,” Leier said. “It’s pretty unique in downtown Fargo to have a walk-up like this.”

The Landing sits just north of the 10th Street underpass of Main Avenue. The block has had multiple uses over the years, starting as a Northern Pacific rail spur that primarily serviced a planing mill. (That railroad connection is celebrated with photo wall murals in the main entry of old locomotives and people waiting on a train platform.)

It then became a residential area, though most of the homes that followed that era for the block are now long gone. In a nod to the past, some of the apartment styles are named after those early residents.

In the last few decades, the block had been mostly taken up by The Nestor bar and a single-story building housing Park Company Realtors, both of which were demolished to make way for The Landing. A few homes on the west side of the block remain.

The Landing is within a few minutes easy walking of restaurants, bars, retail shops, barbers, chiropractors, dentists, and North Dakota State University’s downtown buildings.

“The walkability is the game-changer that sets this building apart,” Hager said.

That access to downtown is turning the U-10 area - those blocks north of Main Avenue between University Drive and 10th Street - make it “a cool neighborhood,” Leier added.


Short-term rentals are available, Hager said, which is attracting attention from employers who bring people into Fargo for short periods of time, such as travel nurses, engineers, and workers for the Red River Diversion project.
