WEST FARGO-Retail business construction along the west side of Veterans Boulevard in West Fargo has been brisk recently with three side-by-side projects currently underway, including space for new eateries.
A 12,000-square-foot strip mall will be home to a new Subway restaurant and several other potential businesses.
Steve Green, a commercial Realtor with Goldmark-Schlossman, said the site will be a typical strip mall that could house approximately eight tenants.
Subway will occupy the pod on the far south end of the building and will also offer a drive-thru window. The restaurant plans to open in spring 2016, Green said.
"We're in talks with a couple of other tenants," he said. "When the shell goes up, the interest will begin."
The building contractor expects to have the structure finished by the end of November, Green said. "At that time it will be time for tenants to start their construction," Green said.
Goldmark-Schlossman is hoping to attract several types of retail users, he said. "We never know until we get leases signed," Green said.
A new 10,000-square-foot neighborhood bar and restaurant called blvd. is being built at 3147 Bluestem Drive with plans to also open in early 2016.
"It's not going to be a full sit-down restaurant," said Joe Wavra, general manager and one of the investors in the project. "It will be more of a bar that serves food," he said, including burgers, sandwiches and appetizers. "So we're looking at the lunch crowd," he said.
The full-service bar will carry a wide selection of craft beers and domestic beers, Wavra said.
blvd. will be open seven days a week from 11 a.m. to 2 a.m, he said.
"We're really excited about it. The location, we think, is great," said Wavra. "We're excited about getting open and seeing what it has to bring."
State Farm Insurance
State Farm Insurance is constructing a new building at 3139 Bluestem Drive. The insurance company will occupy about 3,000 square feet of the 10,070-square-foot building, said Renee Forde, State Farm agent.
"We're currently located in Fargo in about 800 square feet," working in very tight quarters, Forde said.
State Farm is adding two new employees, bringing the total number to six who will occupy the new space, including Forde.
"The location is going to be much more visible and better for us," Forde said. "We're excited to be part of the Veterans Boulevard talk."
The remaining 7,000 square feet will be occupied by other potential tenants and is being marketed through Property Resources Group, Forde said.
"It's split up so there could be four more bays," she said. "The space is being marketed more as women's centric ... as a place where women want to go."
