DILWORTH – As the population increases here, city leaders look to build a new $5.5 million housing development this spring and expand an existing neighborhood.
“There are very few lots for sale, so this is going to serve the need,” said Mayor Chad Olson. “We ran out of supply and the demand is there.”
Dilworth’s population has grown by nearly 50 percent since 2000, according to data from the Minnesota State Demographic Center. The most recent data available from 2016 shows the population was just shy of 4,500, compared to 3,000 in the year 2000.
Despite the steady incline, there hasn’t been substantial residential development in Dilworth. But Olson said that’s about to change this spring when developers break ground on the city’s first new housing development in eight years and build a third addition onto Summerwood, another housing development northeast of town.
Summerwood will see the addition of 19 lots and the first addition of the new housing development, dubbed Keystone, will add another 96 lots to the city.
City Administrator Peyton Mastera said 2017 wasn’t a great year for building because the supply of lots was low.
“People were calling City Hall asking for the next development,” he said.
Dilworth averages between 25 and 35 homes a year, so the addition of Keystone and the next phase of Summerwood “looks to get us back on track,” Mastera said.
Engineers are now in the process of designing Keystone, Mastera said. The city hopes to open bids in March and award bids in the early part of spring to break ground by May.
In addition to the $5.5 million Keystone development, another $2.8 million is designated to the construction of 14th Street, a new arterial road off U.S. Highway 10, as well as related infrastructure.
Mastera said he hopes for that work to be complete by September so workers can start pouring lot footings. Keystone could start welcoming new homeowners by mid-August or September 2021, Mastera said.
